The calculator is for residential properties and mortgages. Calculation assumes constant interest rate throughout amortization period. The interest rate shown is calculated either semi-annually not in advance for fixed interest rate mortgages or monthly not in advance for variable interest rate mortgages.

Lump sum payments may be subject to a prepayment charge. For the Pay Off My Mortgage Quicker option, we assume that the lump sum payments are applied after the regular payment. For example, with a lump sum payment frequency of monthly, the lump sum payment will be applied at the end of the month. With a lump sum payment frequency of annual, the lump sum payment will be applied at the end of calendar year.

The premium cost is calculated using age, number of borrowers, type of coverage and mortgage balance entered in the tool; it does not include provincial taxes on insurance, where applicable.
